Homeowners around Pebble Beach, Carmel, Pacific Grove, Monterey and Carmel Valley can make a property available for the AT&T Pebble Beach Pro-Am 2027, which runs from 1 to 7 February 2027.

The strongest listing is not the one with the most marketing adjectives. It is the one that lets a travelling group understand the bedrooms, bathrooms, parking, location, dates and total property standard quickly.

Know which part of the week matters

Monday through Wednesday are practice days and the tournament courses are closed to the public. Official tournament competition begins Thursday 4 February. Thursday and Friday use Pebble Beach Golf Links and Spyglass Hill Golf Course; Saturday and Sunday are at Pebble Beach only.

That means a guest may want the property for the full week even though public tournament play starts later. Corporate hosts, amateur participants and travelling groups can arrive before Thursday, so advertise the dates you can genuinely offer rather than assuming every booking will be a weekend stay.

Photograph what adults actually need to see

Show every bedroom, the bathrooms, kitchen, main sitting room, dining area, parking, exterior and relevant outdoor space. A potential guest should not have to ask whether the third bedroom is a real bedroom or whether six adults are sharing one bathroom.

Describe the location honestly

Do not market a Monterey or Carmel Valley home as though it were inside Pebble Beach. A farther property can still be highly attractive if it provides more space, easier parking, privacy or a stronger group setup.

Use normal-traffic location context and make clear that tournament traffic and parking arrangements can change journey times.

February property features matter

For this event, indoor comfort deserves more attention than it might during a summer championship. Reliable heating, comfortable shared rooms, covered or convenient parking, strong Wi-Fi and a dining setup the full group can use can all improve the listing.

Set a price you can defend

There is no single Pro-Am rental price. The value depends on location, number of genuine bedrooms, bathroom ratio, condition, privacy, parking, available dates and the type of group the property suits.

Do not copy an asking price from a different home and assume it proves market value. For more detail, read How Much Could Your Home Rent for During the Pebble Beach Pro-Am?

Screen the fit, not the stereotype

Before accepting a booking, confirm who is booking, how many people will stay, the dates, whether the group is corporate or leisure and whether additional visitors or private dinners are expected. A group of eight executives and four couples may both contain eight people, but they can need completely different bedroom layouts.

Use clear written terms

The accommodation agreement should record dates, guest count, total rental price, payment schedule, any security deposit, cancellation terms, house rules and responsibility for damage. Homeowners should also check their own insurance, tax and local regulatory position before accepting a paid stay.

A practical listing test

Imagine a guest has just landed at Monterey Regional Airport and is looking at your listing on a phone. Can they tell within two minutes how many adults can sleep comfortably, how many bathrooms there are, where cars can park and whether the property suits their week? If not, improve those facts before adding more promotional copy.
