There is no credible single answer to how much a home can rent for during the AT&T Pebble Beach Pro-Am. A residence inside Pebble Beach, a cottage in Carmel, a family home in Pacific Grove and a larger property in Carmel Valley are serving different guests.

The 2027 tournament runs from 1 to 7 February. The right pricing question is therefore: what does this specific property solve for a group attending this specific week?

Location matters, but not by itself

Pebble Beach and Carmel naturally attract strong attention, but distance is only one part of value. A property farther away can be more attractive if it offers several genuine bedrooms, better bathrooms, secure parking, privacy or a strong shared living area.

Bedrooms are more valuable than a headline sleeping capacity

Event groups often travel as adults who do not want improvised sleeping arrangements. Four proper bedrooms can be more commercially useful than a house that claims to sleep ten through sofa beds and temporary spaces.

Bathroom configuration can change the buyer

A high bathroom ratio and en suite bedrooms can move a property into a different corporate or executive bracket. For company groups, bathroom quality can matter almost as much as the number of bedrooms.

February changes what guests value

Outdoor space is attractive on the Monterey Peninsula, but for a February event the indoor experience can carry more weight. Heating, dining space, a comfortable sitting room, Wi-Fi and practical parking may support a stronger event-week proposition than a property whose main selling point is outdoor entertaining.

Thursday and Friday can reward practical access

The first two tournament rounds use both Pebble Beach Golf Links and Spyglass Hill Golf Course. A home that works well for movement around the Peninsula can therefore compete strongly even if it is not the closest possible address to Pebble Beach Golf Links.

Corporate suitability can support a different budget

A property that suits executives can have more value than a similarly sized leisure home if it provides individual adult bedrooms, several bathrooms, privacy, strong presentation, reliable internet and easy vehicle access.

That does not mean every large house should be marketed as “corporate.” The layout has to support the claim.

Do not price from another homeowner's asking figure

An advertised number is not proof of a completed booking. The other house may be closer, larger, recently renovated, have more bathrooms or simply be overpriced. Use comparable homes as context rather than as evidence of what your own property will achieve.

Dates affect total value

A clean event-week window can be easier to sell than fragmented availability. Some guests will arrive before public competition begins, particularly corporate hosts and people connected with the Pro-Am, while others may only need the tournament days. Decide what dates you can genuinely offer before setting a total price.

The practical pricing test

Ask what would make a serious guest choose your home over the next three alternatives. If the answer is only “it is Pebble Beach week,” the price may be built on hype rather than property value. If the answer is clear—four strong bedrooms, three bathrooms, excellent parking, privacy and a useful location—the asking figure has something real supporting it.
